All-West Properties is a full-service property management company, which has served the Albuquerque and Rio Rancho property management and rental markets since 1999. We have chosen to specialize in single family homes and no longer manage multiple family units, such as 4-plex's. Managing a single-family rental property requires close attention and a wide range of expertise. To best to minimize the stress and liabilities of owning a rental home, we handle all interactions with the residents for you. Potential residents must pass our thorough screening process including, but not limited to, Eviction History, Criminal Background, and Credit Checks. All rent collection, maintenance requests, and any billing issues are handled accordingly as they arise.

• There are no set-up fees, just our management fee. It is simple, just a percentage of the rent collected plus applicable gross receipts tax. So, if the property is vacant we do not get paid.

• At present, we charge a flat fee for advertising in the Sunday Edition of the Albuquerque Journal. There is an additional charge for placing the property on other online Rental websites. There is no charge to advertise the property on our website.

• We choose to use qualified independent contractors, subcontractors, and licensed specialists to do all repairs and services on our properties.

• Monthly operating statements are provided with copies of relevant invoices attached. Your monthly operating statement and payment to you will be processed by the 15th of each month.

• We do setup a trust account for your property. We maintain a $300 minimum deposit for your trust account. It will remain in this account to handle emergency repairs or small incidentals as they arise.

• Emergencies are scheduled immediately and you are notified at the first possible opportunity. Some emergency maintenance requests can result in rent abatement if not handled timely manner.

As licensed Real Estate Brokers we are subject to many State rules and regulations, therefore we hold ourselves to higher standards and practices of business. We also have a comprehensive understanding of the laws governing rental property, such as The New Mexico Uniform Owner-Resident Relations Act, State and Federal Housing Codes, and Equal-Opportunity Housing Regulations.
